Digitisation has impacted every industry and transformed real estate in every aspect. Before the digitisation of land records, all land-related details were managed and maintained manually by the Tahsildar. The lack of maintenance of land records led to property scams, litigation, and property disputes. To overcome this issue, the government decided to digitize land records.
In this post, we will help you learn what land records digitisation is and what its benefits are. You can also find the links to online land records portals of different states. Let us first understand what land records are and how they get digitised.
What are Land Records?
Land records are a term referring to the property-related data that includes detailed information on ownership, transactions, location, etc., of the property. Land records comprise documents like Property Registration, Mutation Register, Records of Rights (RoRs), Disputed Case Register, and others.
People used to visit Sub-Registrars’ offices to check land records earlier. However, most states have not digitised the process of checking land records. One can easily find land records of their chosen property by providing their name, property type, and location by using the dedicated online portal.
Land Records Digitisation
In 2008, the government of India launched the Digital India Land Record Modernization Program (DILRMP), previously known as the National Land Records Modernization Program (NLRMP). This program was launched to digitize land records and keep a check on property-related fraud. Land Records, Cadastral Maps (BhuNaksha), Land Records Registration, and Land Records Mutation are all computerized under the DILPMP program launched by the government. Settlement records related to the property are also updated online to reduce land disputes.
Around 90% of the states have digitized land records in India, and the remaining states are in the process of computerizing the land records. The government updates these land records at regular intervals by surveying land parcels.
Digitisation has helped citizens of India to view and download land records of any state from anywhere and at any time. The availability of checking land records online helps people save time and the hassle of visiting government offices and waiting to get the required details.

Types of Land to Check State-Wise Land Records
Find below the major types of land for which you can check the state-wise land records.
Residential Land: Residential land pieces are used for building individual houses, flats, bungalows, or villas. You can conduct a land record search for such properties by using names and property location details.
Commercial Land: Commercial properties are used for business purposes. These types of properties include offices, retail shops, showrooms, etc. Land record searches for these properties can be performed using the business name and the business owner’s name, with property location details.
Agricultural Land: Agricultural land parcels are usually productive and are used to grow crops. You must perform a land record search using the property owner’s name before purchasing an agricultural land parcel.
Industrial Land: Industrial land parcels are large land parcels used for setting up industries. You can conduct a state-wise land records search for such land parcels and check if they are away from residential localities before making a purchase.
With clear land ownership details due to digitization, it is easier for the government to acquire land for industrialization and other developments within the state. The Revenue Department of every state maintains and upgrades the details about all properties in India.
